Queen’s Gate – ACC Quick Reference Guide
General Architectural Requirements
- All exterior modifications, construction, or landscaping (except minor replanting) require prior written approval from the Architectural Control Committee (ACC).
- Do not sign contracts, schedule work, or begin construction until written ACC approval is received.
- Submit ACC request form that will include detailed plans/specifications: type, shape, height, materials, and exact location.
- Submit at least 30 days before intended start date.
- Forms available on the Queen’s Gate website or from the Site Manager.
- Completed applications may be submitted by email, mail, or hand-delivery to the Site Manager.
Exterior Guidelines (Highlights for Contractors)
- Only approved materials: tile, wood shake, aluminum/polymer shake, or standing seam metal.
- ACC approval required for both material and color.
- Materials: stucco, stone, lava rock.
- Must not block drainage or neighbor’s view.
- Walls higher than 30 in. require a City & County of Honolulu building permit.
- Materials: concrete, stone, Futura stone, decorative brick/block.
- Repairs must match the existing surface.
- Acceptable: metal, wood, or vinyl.
- Must coordinate with house colors.
- Other Exterior Items (all require ACC approval)
- Automatic irrigation required for all planted areas.
- No sharp-edged rocks in the parkway strip.
- Must be neat, trimmed, and not obstruct sidewalks or damage property.
- Yard debris may not be blown into streets, storm drains, or neighboring lots.
- Street-facing walls must have plantings in front (bare walls not approved).
Construction & Maintenance Rules
- City/County permits, and ACC approval must be obtained before work begins.
- All work must remain within the owner’s lot boundaries.
- Owner is responsible for correcting any violations.
- All workers must comply with Queen’s Gate House Rules.
- Work hours: 8:00 AM – 5:00 PM, Monday–Saturday.
- No work on Sundays (except emergencies).
- Contractor vehicles may not park in cul-de-sac necks.
- Short-term delivery parking permitted.
- Streets must be kept free of dirt, concrete, grass, and leaves.
- No hosing, sweeping, or blowing debris into streets or drains.
- On-site debris must be stacked, placed in dumpsters, or covered daily.
- All debris and dumpsters must be removed at project completion.
- Must be placed in driveways.
- Street placement requires Site Manager approval.
- Location must be approved by ACC/Site Manager.
- Must be serviced weekly (or more often if needed).
- Must be removed at project completion.
- Contractor/owner must prevent disruption of existing drainage systems.
- Any damage to common areas must be repaired at owner’s expense.
- Paint & Surface Preparation
- ACC approval required for all new paint colors and repainting.
- Overspray, dust, and runoff must be contained on owner’s property.
- Owner/contractor responsible for any damage to neighboring homes, cars, or common areas.
- Work must begin within 60 days of ACC approval.
- Work must be completed within 180 days.
- Extensions may be requested from the ACC.
- Violations are subject to penalties under Queen’s Gate House Rules.
